How to use the Rent vs Buy House Calculator

  1. Enter the property price, down payment and stamp duty.
  2. Enter the home loan rate and tenure.
  3. Enter the rent for a similar house.
  4. Set growth and return assumptions and compare.

How the comparison works

If you buy, your wealth at the end is the property value minus any loan still outstanding. If you rent, we assume you invest the down payment and stamp duty on day one, and every month invest the difference between the EMI and your rent. The option with higher wealth wins.

Money is not everything: owning a home gives stability, while renting gives flexibility to move for jobs.

Frequently asked questions

Is it better to rent or buy a house in India?

In big cities where rent is only 2-3% of the property price a year, renting and investing often works out better financially. Buying makes more sense if you will stay long-term and the price is reasonable.
